Patio homes across town do the same on a smaller scale.

This is the group I steer a lot of downsizers toward, because it solves the two problems they actually have: stairs and upkeep.

When low upkeep matters as much as no stairs, the 55 plus and patio home communities are the answer.

Older single level with character: established neighborhoods

If you want mature trees, bigger lots, and a home with some soul, the older established neighborhoods and parts of Mesilla have single level homes with real character. You often get more space and a better location for the money, in trade for a home that may need updating and more of your own upkeep.

I am honest with buyers here. A charming older single level can be a wonderful home, but check the bones, the roof, the plumbing, and the electrical, before you fall for the courtyard.

Older neighborhoods offer single level homes with character and value, as long as you go in with clear eyes about updates.

What should you check beyond "no stairs"?

No stairs is only the start. If this home is meant to carry you into your later years, look for a step free or low step entry, a walk in shower rather than a tub to climb over, doorways and hallways wide enough for a walker someday, and a layout where the laundry and main living are all on that one level. Many single level homes still have a step up at the front door or a garage entry that becomes a problem later.
