You do not have to have one, but you almost always should, and it usually costs you nothing. A buyer's agent represents you, not the seller, through pricing, offers, inspections, and closing. The listing agent on a home works for the seller. Going without your own representation means nobody at the table is solely on your side.

What does a buyer's agent actually do here?

Far more than open doors. A local buyer's agent prices the home against what has really sold nearby, spots issues on a walkthrough, connects you with trusted local lenders, inspectors, and title, and negotiates repairs and terms after the inspection. In a market like ours, where a well kept home in Sonoma Ranch and a fixer a mile away can be priced completely differently, local knowledge is the whole game.

How an Agent Helps When You Buy a Home

When you think about a real estate agent, you may think of someone taking you on home showings and putting together the paperwork, but a great agent does so much more than that. It’s not just being the facilitator for your purchase, it’s being your guide through every step.

Does it cost the buyer anything?

Usually not directly, though how agents are paid has been changing, so ask up front and get it in writing. Historically the seller's side covered the buyer agent, and in many Las Cruces transactions that is still how it works out. What you should never do is assume the listing agent will look out for you to save a fee. They represent the seller.

Ask how your agent is paid at the first meeting, and never rely on the seller's agent to protect you.

New construction: bring your own agent from day one

This is where buyers get burned most. The friendly rep in the builder's model home works for the builder. Register your own agent on your very first visit so you have representation for the contract, the upgrades, and the walkthroughs, and in most cases the builder still pays your agent.

On new construction especially, walking in without your own agent can cost you the right to have one.
