The friendly person in the model home works for the builder, not for you. Their job is to sell that builder's homes on that builder's terms. Bringing your own agent gives you someone on your side of the table for the contract, the upgrades, the inspections, and the walkthroughs, and in most cases the builder pays the buyer agent, so it costs you nothing.
Register me with you on your first visit. Once you have toured and given your information without representation, it can be too late to bring an agent in.

The advertised base price is rarely the home you saw in the model. Flooring, cabinets, countertops, fixtures, and finishes are often upgrades chosen at the builder's design center, and they add up quickly. Lot premiums for a mountain view or a bigger yard are extra too. Go in with a budget for upgrades, not just the base price.

Weather, materials, and labor can push a completion date, so get the timeline and any guarantees in writing, and be careful lining up the sale of your current home against a moving target. Both are good options, for different buyers. New construction gives you a builder warranty, modern energy efficiency, and the chance to customize, but you pay for upgrades, you wait, and the yard and trees start from bare dirt. A resale home gives you mature landscaping, an established neighborhood, and more room to negotiate on price, in trade for an older home. For retirees, I often point out that many new communities offer single level plans built for aging in place from day one.
